Westchester is not a city. It is an unincorporated part of Miami-Dade County, so the County is your building official and the County issues the roofing permit.

  • There is no Westchester building department

    This catches people out, and it catches out roofers who do not work here often. A neighbour a couple of miles east in Coral Gables or West Miami pulls their permit somewhere else entirely, under different rules. Anyone who tells you they are filing with the City of Westchester is describing a place that does not exist.

  • Almost every roof here is a replacement

    The neighbourhood is built out. The median home dates to 1971, roughly three quarters of the housing was built in 1979 or earlier, and almost nothing has gone up since 2000. Most roofs are on their second or third covering, which changes what we find once the old one comes off.

  • Mostly houses, mostly owner occupied

    Around two thirds of the housing is detached single family, so the roof decision usually sits with the person living under it rather than with an association or a management company.
