  • The City wants to see your contract

    Hialeah asks for a copy of the signed contract between owner and contractor as part of the roofing permit package. You need a real written agreement in hand before anyone can even apply.

    The City requires the Notice of Acceptance at the time of application and posted on site for inspection. Hialeah does not approve roofing products itself; those come from Miami-Dade Product Control.

    The City's roofing package requires an OSHA approved ladder at every inspection and publishes a fine for turning up without one. No ladder means a reinspection fee and a delayed job.

  • You can check the permit fee yourself

    Hialeah publishes its own roofing fee sheet with a minimum fee and a per square foot rate, so you can sanity check the permit line on any estimate you are handed rather than taking it on trust.

  • On commercial property, the owner has to sign

    Where a tenant applies for work on commercial property, the City requires an original signed and notarized authorization from the owner or the corporation's president. A tenant cannot authorize a roof on their own unit.

  • The City publishes its requirements in Spanish

    Hialeah's general permit requirements are published in English and Spanish in the same document, so you can read what the City actually asks for rather than a contractor's summary of it.
